Overview

For decades the massive brick and concrete structures making up the Hampton Mill Buildings at the corner of Ferry, Pleasant and Lovefield Streets in Easthampton remained abandoned. The once beautiful and historically significant industrial spaces had become condemned.

How It All Began

PARTNERSHIP

In 2016 Developer Mike Michon and One Industrial Lofts LLC developed a plan with a serious commitment to renovating the derelict buildings. The plan took two years to put together and in late 2018 the public/private partnership that Michon envisioned came together and the One Ferry Street project was born.

Working Together

LOCALLY

The partnership between One Industrial Lofts LLC, the City of Easthampton and the Commonwealth of Massachusetts has been essential to the project’s success. Each entity provided key support. One Industrial Lofts LLC supplied most of the capital and the revitalization work, the City created a District Improvement Finance Zone (DIF) to leverage local and federal tax incentives and lastly, the Commonwealth’s Executive Office of Housing and Economic Developments MassWorks grant provided the seed money for infrastructure needed to get the ball rolling.

As the project develops and the neighborhood continues to bloom, the One Ferry Street complex will be a showpiece of what the Pioneer Valley can do with its combined resources.
